Obtaining the tourist licence to rent

Obtaining the tourist licence to rent your property in Dénia or any other city of the Valencian Community is an obligatory procedure that takes some time, but it is essential to comply with the current Law and not to be unprotected in case of having a problem with a tourist.

Once you have obtained the Digital Certificate or electronic DNI and installed it on your computer, you can proceed to make the appropriate applications.

Apply for a certificate of urban development compatibility to obtain a tourist licence to rent a property

Apply for a certificate of urban development compatibility for tourist use housing in the Town Hall where the property you want to offer as a holiday rental is located.

This certificate certifies that the use of tourist housing is compatible with urban planning and municipal by-laws. To apply for it, you must present the application form, the drawing of the plans of the property and the payment of the corresponding fee. You can do this in person or online through the electronic office of the Town Council.

Obtain the tourist licence to rent by registering the tourist dwelling in the Tourism Register of the Valencian Community at the Regional Ministry of Tourism.

To do this, you must present a declaration of responsibility in which you indicate the details of the property, the owner and the legal representative, if any, as well as the number of places available and the rental regime. You must also attach the certificate of urban development compatibility, the certificate of habitability or licence of first occupation and the civil liability insurance.

This procedure can be done in person or online through the Generalitat Valenciana website.

If you have the Digital Certificate or electronic ID, we recommend that you carry out this procedure yourself, as it will be much cheaper and quicker than if you do it through a consultancy. In addition, the consultancy will need your Digital Certificate or a power of attorney that allows them to represent you.

Place the distinctive plaque at the entrance of the property indicating the assigned registration number and the category of the tourist accommodation. You must also inform guests of the rules of use and coexistence, as well as provide them with a book of complaints and suggestions.
